ENCAPSULANT
Encapsulants are commonly used in the abatement of asbestos-containing materials and lead-based paints as an abatement method because of the relatively lower cost and lesser generation of airborne contaminants and nazarcous waste versus removal. In mold remediation work no coatings or chemicals should be used to overcoat contaminants instead o source removal ov ceaning, moc conanuahon Condion and shomcperemo and should not be encapsulated in lieu of cleaning. Fungicidal coatings and mold-resistant coatings are used after mold removal to lockdown residual contaminants, as well as deter future mold growth. cp. "fungicidal coatings. mold-resistant coatings, encasement*.
INDOOR ENVIRONMENTAL PROFESSIONAL
An individual who is qualified by knowledge, skill, education, training certification, and experience to perform an assessment of the fungal ecology of structures, systems, and contents at a job site, create a sampling strategy, sample the indoor environment and submit to an appropriate laboratory. interoret laboratory data and determine Condition 1, 2, or 3 for the purpose of establishing a scope of work and verifying the retur of the job site to Condition 1.
PHYSICAL REMOVAL CONTAMINATION
Removal of mold contamination from a surface by physical, mechanical, or abrasive mean such as wiping, brushing, grinding, sanding, blasting, HEPA vacuuming, or removal of affected component. Simp applying a chemical is not physical removal.
PHYSICALLY REMOVING MOLD CONTAMINATION
Physically removing mold contamination is the primary means of remediation. Mold contamination should be physically removed from the structure, systems, and contents. Attempts to kill, encapsulate, or inhibit mold instead of proper source removal generally are not adequate. The Standard emphasizes source removal by physical methods, therefore utilizing spray, fog, foam, gas, or other remediation approaches, without physical removal, is a deviation from this standard of care. Refer to Sections 2.1.2 Cleaner, Stain-Remover and Antimicrobial Application Considerations and 9:3.9 Deviation from Removal Processes for additional information. Proner remediation of structure and contents should retum the area to Condition 1 and should be considered.
Physically removing mold contamination, including condition 2 and 3 or known mold growth, is the primary means romediation. of remediation. Source (physical) removal of mold contamination should always be the primary means of Mold contamination should be physically removed from the structure, systems, and contents to return them to Condition 1. Cleaners, antimicrobial chemicals, Indiscriminate use of antimicrobials, coatings, sealants, and deaning chemicals is not recommended and coatings may be useful and complimentary tools. Before using any chemical or coating as a remediation tool, whether specified or requested, remediators should evaluate whether or not use is consistent with the principles of mold remediation, the goals of a specific remediation project, and carefully consider the potential benefits and consequences from use. Chemical treatments should not be used as a primary means to remove mold.
2.1. Chemicals (Cleaners, Stain-Removers, Antimicrobials, and Coatings/Sealers) There are a variety of chemical products available for professional mold remediation, and remediators should be familiar with the advantages and disadvantages of using these products, along with customer concerns and preferences.
2.1.1 Chemicals (Antimicrobials, Stain Removers, Cleaning Products) - Limitations of Use No liquid product (antimicrobials, stain-removers, and cleaning solutions) should be used as an alternative to the physical removal of mold contamination.
